Septic System Setbacks and Spacing Rules in Florida

Where a tank and drainfield can go depends on distance rules to wells, water lines, lakes and the water table. Here are the numbers we can source, in one table.

  • Well, water line and lake distances
  • Water-table gap
  • Trench spacing
  • Room for repairs

Numbers come from rule text and state records. Your site plan shows the exact distances for your lot.

What this means for your yard plans

  • Place pools, sheds and additions with the field in mind
  • Keep trees with big roots away
  • Mark the well before the soil check
  • Do not bury new water lines through the field
Why it matters: A fence line or new shed can use up the open area the state wants kept free for repair. A drawing before you build is cheaper than a variance later.

How we use these numbers

  1. Walk the lot. We mark wells, lines, ponds and slopes.
  2. Map the open area. We keep room for repair and expansion.
  3. Draw the plan. Each distance is checked on the site plan.
  4. Permit. The package goes to the permitting office. See the permit guide.
